Market Update · October 30, 2026
OC’s big discounts are at the top: price-band gaps explained.
Pending sales in Orange County have fallen five straight weeks, and the sold-vs-list gap depends heavily on price. Homes above $2.5 million are closing about 4.6% under list; below that, about 1.4%. Here’s how to use that if you’re selling or buying.
The numbers
OC snapshot, week ending October 26
1,522 pending, down 5 weeks running
Pending and under-contract homes slipped from 1,573 to 1,522, the fifth straight weekly decline. Active listings were roughly flat at 5,054, with 507 new listings and 326 sales in the last seven days.
4.6% vs. 1.4% off list
Sold prices over $2.5 million landed about $228,000 (4.6%) below list, while homes under $2.5 million closed about $16,000 (1.4%) below. The luxury tier is where the negotiating room is.
47 days median on market
Median days on market held at 47. By band: 48 days under $1M, 41 days from $1M–$2M, and 59 days above $2M. The median single-family list price was $1,719,000 versus about $1.4M for homes that closed.
The payment math
Rates eased to 7.24%, but payments are still up
7.24% this week
Freddie Mac’s 30-year average fell to 7.24% on October 29 from 7.32% the week before, its lowest of the month, but it was 6.17% a year ago.
$1.4M home: about $7,630/mo
With 20% down on a $1.4M home, principal and interest is roughly $7,630 at 7.24%, versus about $6,840 at 6.17%. That’s around $795 more every month than a year ago.
A small dip, not a reset
This week’s 8-basis-point drop saves a $1.12M loan roughly $60 a month. The Fed also held rates on Oct. 28 in a 10–2 vote, with both dissenters favoring a hike, so don’t count on relief soon. Pending sales keep sliding.
If you’re selling
Price to your band, not the average
Under $2.5M: price it right the first time
Discounts here are smaller (about 1.4%), which means buyers are paying near list for well-priced homes. A price that’s too high doesn’t get negotiated down much; it just sits.
Over $2.5M: expect to negotiate
At a 4.6% average concession, a $4M asking price can close around $185,000 lower. Set your floor early and decide whether to price lower or plan for credits.
Mind the slowing demand
With fewer homes going pending each week, the first two weeks of showings matter even more. If activity is thin, adjust early rather than waiting for day 45+.
If you’re buying
Where you have leverage
Luxury: offer from the sold gap
With 59 median days on market above $2M and a 4.6% sold discount, offers below ask are normal. Back yours with recent closed comps.
Under $2.5M: be competitive, not cute
Smaller discounts mean fairly priced homes still attract real offers. Lead with strength, such as a solid pre-approval and flexible timing, rather than a deep lowball.
Ask for credits, not just price
A seller credit toward a rate buydown can lower your monthly payment as much as a price cut. We’ll model both side by side.
