The main costs

Agent commissions, title and escrow fees, county transfer taxes, and any concessions to the buyer are the biggest line items. Prep and staging costs are smaller but pay for themselves in a faster, higher sale.

Most sellers should plan for total selling costs in the range of 6–8% of the sale price, though this varies by deal.

Costs you can control

Repairs and staging are optional but high-return — virtual staging in particular is a low-cost way to make a vacant home show beautifully online.

Pricing right the first time is the biggest lever of all: overpricing leads to price cuts that cost far more than any fee.
