Market Update · October 12, 2026

Rates hit 7.40% and OC pending sales slip.

The 30-year mortgage rate climbed again this week, and the number of Orange County homes going under contract dropped about 7% in a week. Here’s how to read it if you’re buying or selling.

The numbers

OC snapshot, week of October 5

1,653 pending, down from 1,771

Homes under contract fell about 6.7% week over week, while active listings eased to 4,987 from 5,061. Roughly one in three active listings is already pending.

46 days median on market

The median home spent 46 days on market (average 66). Closings in the last seven days rose to 470 from 341, but those are deals that went under contract weeks ago.

7.40% mortgage rate

Freddie Mac’s 30-year average was 7.40% on October 8, up from 7.28% a week earlier and 6.30% a year ago.

The payment math

What 7.40% costs on a typical OC home

$1.41M home: about $7,830/mo

With 20% down on the median closed single-family price of $1,413,518, principal and interest is roughly $7,830 at 7.40%, versus about $7,000 at 6.30% a year ago.

$779K condo: about $4,315/mo

The median closed condo price of $779,000 with 20% down runs roughly $4,315 a month at 7.40%, versus about $3,860 a year ago.

A half-point buydown helps

At about 6.90%, the $1.41M home’s payment drops to roughly $7,450, around $380 a month less. Ask us what a buydown costs this week.

If you’re selling

Expect fewer showings, so price sharply

Fewer buyers per listing

When pendings dip and rates rise, each listing competes for a smaller pool. A home priced above comparable closings tends to sit.

Offer a rate credit

A seller credit toward a buyer’s rate buydown can cut the monthly payment without lowering your recorded sale price. We’ll compare it with a price cut.

Don’t read one week as a trend

Weekly counts swing. Look at the next few weeks before making a big change, but don’t ignore weak showings in your first two weeks.

If you’re buying

Use the slower pace to your advantage

Ask for more than price

Credits, repairs and flexible closing dates matter more when sellers see fewer offers. A strong, clean offer can win on terms.

Shop lenders this week

Rate quotes vary by lender. Comparing several can lower your payment more than most negotiations on price.

Budget by payment, not price

Decide your comfortable monthly payment first, then work backward to price at today’s rate. We’ll run the numbers with you.
