Market Update · October 15, 2026
OC prices hold flat while LA closings fall 8%.
September closings are in: Orange County prices barely moved, LA County sales fell nearly 8%, and homes are still closing close to asking. With the 30-year rate at 7.40%, here’s how to read it if you’re buying or selling.
The numbers
September closings, LA and OC
OC: $1.21M, up 0.6%
Redfin shows an Orange County median sale price of about $1,207,000 (all home types), up 0.6% from a year ago. 1,805 homes sold, down 2.2%, with a median of 47 days on market.
LA County: $913K, flat
The LA County median sale price is about $913,000, roughly unchanged from last year (down 0.2% on a three-month basis). 4,157 homes sold in September, down 7.8%, with a median of 52 days on market.
Near-asking sales
Homes closed at about 98.8% of list price in OC and 99.2% in LA County. Sellers who priced right are getting close to asking, but fewer deals are getting done.
The payment math
What 7.40% does to a typical payment
OC median: about $6,690/mo
With 20% down on $1.21M, principal and interest is roughly $6,690 at 7.40%, versus about $5,980 at last year’s 6.30%. That is about $710 more a month.
LA median: about $5,060/mo
With 20% down on $913K, principal and interest is roughly $5,060 at 7.40%, versus about $4,520 a year ago, around $540 more a month.
Why volume is down
Prices held, but payments rose. When the monthly cost jumps and prices do not fall, fewer buyers qualify and fewer deals close. That is what thin sales volume looks like.
If you’re selling
Prices are holding, but only for well-priced homes
Price to the last 30 days
A 98–99% sale-to-list ratio is an average. Homes priced above recent closings often sit and then cut. We’ll pull the newest comps near you.
Expect a 6–8 week sale
Median days on market are 47 in OC and 52 in LA County. Plan your move and carrying costs around that, not around a one-week sale.
Consider a rate credit
A seller credit toward a buyer’s rate buydown can lower their payment without lowering your recorded price. We’ll compare it to a price cut.
If you’re buying
Flat prices, fewer competing buyers
Room to negotiate terms
With sales down, sellers see fewer offers. Ask for credits, repairs or flexible closing dates, especially on homes that have been listed 30+ days.
Lock in a real number
Rates move daily. Get a lender quote based on your actual price and down payment, and compare at least two lenders before you write an offer.
Watch the payment, not the price
Because prices are flat, the payment is what changed. Set your monthly budget first and work backward to a price.
